Montevideo Property Development

The Montevideo created a plan to promote the development of Bella Vista, Capurro and La Teja. This includes works at the Port of Montevideo Bay and the upgrading of surrounding urban areas.

The stores identified four areas: alcohol plants and cultural complex, port facilities, Parque Capurro, Capurro tall terraces and springs of Bella Vista.

Alcohols plant in a cultural center will be created in a joint venture between the Administration and ANCAP. In the area of port facilities will create a platform for public use between the gutter and the street Miguelete Capurro, a coordinated action with the National Port Administration.

Capurro Park for the area real estate improvements are expected from the award of public works. It includes the area currently occupied by the court at the Phoenix club. The Quartermaster developed a sector specific project Springs Bella Vista.

The project called Urban Edge Ribbon Detail articulates with new investments in the area, from the public and private sector. The port, which tender the National Port Administration, will extend from the gutter to the street Miguelete Capurro and have a national and an international sector.

It plans to win 30 hectares of the bay. The space gained in the river, between the street and Artigas Capurro-will be open and will use equipment diversified. The central sector of the new urban area will be connected to the Parque Capurro by a bridge-deck three levels – Las Terrazas de Capurro, where there will be various services. It will have a swimming pool, ice rink, sports courts, locker rooms and restaurant industry. It is also planned conversion of a portion of the Ancap alcohols plant in a great cultural center as a climax of the walk promenade and connection Miguelete Creek Linear Park.

The fishing port and docks will be integrated into the city and walk. The boardwalk, the width is not less than 25 meters, will use pedestrian-preferably with maximum speed of 5 miles per hour and will feature restaurants and public services.

It is anticipated that resources for this work come from the central highland real estate transaction Capurro, to develop over the land currently occupied by the municipal court of Phoenix.

The project involves an investment of $ 500 million within 10 to 20 years. Investment in public space will be about $ 30 million.

The stretch of street Artigas and Carbajal Victorica seven towers will be built 120 feet high and shall identify two blocks to plaza. An eighth tower of greater height and different architectural features will be built on the property which leads the Calle San Fructuoso. These buildings will be dedicated at 70% for offices and hotels and 30% for housing.

Plan for co-management with other actors, the stores will provide the Agency office 300, in commemoration of the tercentenary of the founding of Montevideo, attained by 2024.
